Terms and Conditions of Booking

  1. Who we are The nine Malas a Montes houses are operated by Joana Crespo (Mapa, Laurentina, Clementina and Pinha da Praia) and by Moura Crespo Unipessoal, Lda., company no. (NIPC) 518389561 (Jacaranda, Avenca da Praia, Lisboa, Manila and Maputo). Contact: malasamontes@gmail.com · +351 938 736 432.   2. Booking A booking is confirmed once you receive our written confirmation and the payment shown during booking has been made. The person making the booking must be at least 21 years old and stays in the house. These terms, the house rules and the cancellation policy shown before you book form the contract.
  3. Prices Prices include VAT at the applicable rate. Municipal tourist tax, where due, is charged separately and shown before you complete the booking. Long-stay discounts: 4% for a week, 10% for two weeks, 20% for a month. Returning guests: 5% off.
  4. Cancellation by you
  • More than 60 days before arrival: full refund, less a cancellation fee of EUR 30 (Mapa, Avenca da Praia, Manila, Maputo) or EUR 50 (Laurentina, Clementina, Jacaranda, Pinha da Praia, Lisboa).
  • Between 60 and 30 days before arrival: 50% refund, no fee.
  • Less than 30 days before arrival, no-show or early departure: no refund.
  1. Cancellation by us If we must cancel, you receive a full refund of everything paid, with no fee deducted.
  2. Security deposit When payment is made by bank transfer, a security deposit is paid with the booking: EUR 300 (Mapa, Avenca da Praia, Manila, Maputo) or EUR 600 (Laurentina, Clementina, Jacaranda, Pinha da Praia, Lisboa). It is returned within 7 days of check-out. Any deduction is explained in writing, with photographs, and limited to damage, missing items or extra cleaning beyond normal use.
  3. Check-in and check-out Lisbon and the coast (Mapa, Laurentina, Clementina, Jacaranda, Pinha da Praia, Avenca da Praia): check-in from 15:00, check-out by 11:00. Alentejo (Lisboa, Manila, Maputo): check-in from 16:00, check-out by 10:00. Self check-in by smart lock within these times, unless otherwise agreed in writing.
  4. Guests and registration Only the number of guests stated in the booking may stay in or visit the house. Portuguese law requires us to register the identity of every guest with the competent authorities; please complete the online registration before arrival. The smart-lock key is sent once registration is complete.
  5. House rules Quiet hours 22:00–08:00 (Laurentina 22:00–09:00). No smoking indoors. No parties or events. Children are welcome in all houses and must be supervised by an adult at all times, especially near pools, stairs and mezzanines. Pools and gardens are unsupervised and used at your own risk.
  6. Pets One dog is accepted at Laurentina, Clementina and Pinha da Praia only, on the ground floor, for EUR 150 per stay, declared when booking. No pets in the other houses.
  7. Damage and liability You are responsible for damage caused during the stay by anyone in your party, and for returning keys, remotes and equipment in working order. We are not liable for loss of or damage to guests' belongings, except where caused by our fault.
  8. Personal data Personal data is processed under the GDPR as set out in our Privacy Policy.

  10. Force majeure and law Neither party is liable for failure caused by events beyond its reasonable control. These terms are governed by Portuguese law.
